Home inspection includes objective visual inspection of all the readily accessible areas and components of the house. The home inspector will walk you through the components of the house, identifying components condition, teach the buyer about different systems of the house operation and maintenance and point out any findings which might require major repairs. STRUCTURAL COMPONENTS
Visual inspection performed to confirm the structural soundness and integrity of a house or a building including foundation, joists, beams, columns, posts, etc.

EXTERIOR/ROOFING
Evaluating the integrity of the roof to identify water/moisture infiltration, including investigating attic space, insulation, ventilation, gutters, downspouts, fascia, siding, flashing, drainage, and grading.

HEATING
Reviewing the operation of installed heating equipment and energy sources, safety controls, combustion vent systems and chimneys, fuel storage tanks and Visible and accessible portions of the heat exchanger.

COOLING
Reviewing operation, safety controls, central cooling system, permanently installed hard-wired, through-wall individual cooling systems, energy sources, capacity of cooling systems.
Checking ducts, supply registers, and return grills.

PLUMBING COMPONENTS
Verifying Interior water supply and distribution systems; interior fixtures and faucets; drain, waste and vent systems; domestic water heating systems; combustion vent systems and Drainage sumps, sump pumps and related piping.

INSULATION
Confirming adequate insulation and checking placement in walls and attic if accessible.

ELECTRICAL
Inspect service entrance system; main disconnects, main panel and sub panels; panels wiring; over-current protection devices; at least one of each interior installed lighting fixture, switch, and receptacle and Ground fault circuit interrupters.

INTERIOR
Inspect Walls, ceilings, and floors; steps, stairways, and railings; Installed kitchen wall cabinets; doors; windows and house appliances such as dish washer, kitchen range and kitchen oven.Checking air conditioners, ducts, supply registers, and return grills

RADON
is a naturally-occurring gas that leaves radioactive compounds behind as it breaks down. Because the gas is odorless, invisible, and can easily enter a home through cracks in the foundation, it’s important to have the home tested by a professional. Radon is known to cause serious lung conditions over long-time exposure, including lung cancer.

TANK SWEEPS
In the 1930s, heating oil was the most economical way to fuel home furnaces. The oil was delivered to the home as needed and stored in a tank located in the basement, outside the house, or buried in the yard.

MOLD TESTING
Molds produce allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins). Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Allergic reactions to mold are common.Molds can also cause asthma attacks in people with asthma who are allergic to mold. In addition, mold exposure can irritate the eyes, skin, nose, throat, and lungs of both mold allergic and non-allergic people. Symptoms other than the allergic and irritant types are not commonly reported as a result of inhaling mold.
